Making the right relationship choice, when working with a real estate professional, is important!  Hodnett Cooper Real Estate wants you to have all the information you need to choose the relationship that will help you achieve your Coastal Georgia real estate goals.

In 1994,Georgia adopted a special law that controls the client relationship between you and your real estate professional.  If you choose to work with your professional in a client relationship, the Brokerage Relationships in Real Estate Transactions Act, or BRRETA, requires certain duties of your agent.

Your agent must perform the terms of your Brokerage Engagement and promote your interests by:

• Timely submitting all offers and counteroffers to and from the client.
• Disclosing all known adverse material facts of which the licensee has actual knowledge regarding the transaction.
• Seeking a price and terms acceptable to the client.
• Advising the client to seek expert advice regarding material matters which are beyond the expertise of the broker.
• Timely accounting for all money and property received by the broker in which the client has or may have an interest.
• Complying with all applicable laws and regulations including civil rights and fair housing statutes.
• Keeping confidential all information received by the broker during term of the brokerage engagement that has been made confidential by express request or instruction from the client.

The type of relationship you choose does not affect the compensation your professional receives in the transaction.
